Design

Partnering with an experienced Condominium Registered Designer, we will work with you to customize design concepts considering your existing architecture, current demographic, future owners and neighborhood competition. Design boards and renderings will be used to allow the best understanding of the end result.

Once the final design has been selected, a full scale “mock up” will be applied to a chosen suite door and immediate area for the residents to view. This will provide an opportunity to see the design in reality and further make any adjustments necessary

Environmental

JCO encourages environmentally sustainable, commercial grade building materials and exercises responsible waste management where applicable. We use fully sustainable carpet and wall coverings, low to no VOC paints and environmentally friendly adhesives. Energy efficient lighting solutions are recommended wherever possible.

Budget

Budgeting plays a key role in a condominium refurbishment. We will measure your building and provide an itemized  preliminary budget based on the proposed design/materials and the various facets of work considered for your refurbishment. This will stream line the process and help determine if any adjustments need to be made to ensure the refurbishment comes within your budget.

Actual pricing will be determined upon the final design selection, scope of work and chosen materials.

All of our projects are value engineered to ensure the highest value of products, materials and workmanship at the most competitive pricing.

Town Hall Meetings

At the Board/Design Committee’s request, JCO’s Design Team will present the proposed  design schemes to the owners and field any questions the unit owners will have about the design of the project, the materials used and the upcoming construction.

Documentation

JCO’s Design Team will provide complete working drawings, scope of work and   specifications based on the final design scheme selected by the Board/Design Committee  and a CCDC Contract along with a detailed construction and payment schedule prior to construction commencement. Once the project begins, construction schedules will be updated weekly and put on display for the owners to see.

Construction Management

A full time Project Coordinator will be assigned to your project for the duration of the project  ensuring efficient scheduling, site supervision and regular communication with the Property Manager and the Board.  This position will be over seen by the project manager and the principal of JCO. We value high touch service, proactively and responsiveness,  qualities invaluable to a successful refurbishment.
